Famco Chimney Liner & Rebuild Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Chimney Liner & Rebuild in Sterling: What to Know First

Famco chimney liner and rebuild work in Sterling typically runs $1,800 to $6,400 depending on whether we’re replacing a liner, rebuilding a flue, or tearing down and re-laying the stack above the roofline. Most Famco liner replacements we complete in one day, while a full rebuild takes two to four days depending on height and weather. We’re an independent Famco service provider, which means we can use OEM Famco parts or better aftermarket options without anyone’s thumb on the scale. If you own a home in Sterling with a Famco fireplace, insert, or air-cooled chimney system and the liner’s showing rust streaks, flaking, or you’re smelling smoke in the house, call (571) 518-5470. Wendell Pike and our crew have been inside enough Famco systems around Sterling to tell you plainly whether the liner actually needs to come out or whether it’s got years left.

How Famco Products Fail - and How We Fix Them

  • Air-cooled chimney liner rust-through on older Famco zero-clearance units. Famco built a lot of air-cooled fireplace systems in the 1990s and early 2000s that used galvanized steel outer liners. Around year 18 to 22, we routinely find rust pinholes where condensation sat against the chase top. The first symptom is usually a musty smell in the firebox after rain or dark streaks on the ceiling near the chase. We replace those with a properly sized stainless liner, not another galvanized section that’ll rust out the same way.
  • Famco flexible liner kinking at the smoke-shelf bend. Older Famco flexible liners, especially the 4-ply aluminum ones, tend to kink at the first bend above the firebox when they were pulled through a flue with an offset. Once kinked, the liner restricts draft and collects creosote in that fold. We see this most on Sterling colonials with offset chimneys. The fix is a new heavy-wall stainless liner pulled straight and insulated, which also meets current code where the old aluminum didn’t.
  • Mortar-joint failure on Famco modular masonry chimneys. Famco’s modular masonry systems used a specific refractory mortar that breaks down faster than standard Type N when it’s been repeatedly wetted and frozen. In Sterling, where we get hard freezes after wet winters, the mortar joints on those modular sections start spalling within 15 years. We grind out the failed joints and re-point with a refractory mortar rated for outdoor freeze-thaw cycling, then seal the exterior. If the block itself is cracked, we replace the section rather than smear mortar over a structural problem.
  • Warped damper assemblies on Famco wood-burning inserts. Famco inserts sold in the 2000s shipped with cast-iron dampers that warp after years of hot fires. A warped damper won’t seat, so the chimney stays open, and the house bleeds heat all winter. We replace those with a new top-sealing damper mounted at the flue crown, which actually closes tighter than the original and keeps Sterling’s January wind out of the firebox.
  • Chase top and flashing rot around Famco prefab chases. The chase tops on many Famco installations around Sterling were built with 26-gauge steel and a thin bead of silicone. Once the silicone fails, water tracks down the framing around the chimney chase for a decade before anyone notices. By the time we’re called, the chase top’s rusted through and the framing’s soft. We rebuild the chase top with heavier steel, proper drip edges, and mechanical fasteners, then check the liner and chase for hidden damage before closing it up.

Our Famco Chimney Liner & Rebuild Process

  1. 1
We inspect the entire system. Camera down the flue, firebox inspection, attic and roof access if the chase is enclosed. We look at liner wall thickness, joint integrity, chase top condition, and whether the chimney still meets code for the appliance it serves.
  2. 2
We show you the footage. The camera doesn’t lie. You’ll see exactly what we see, on the spot, before anyone quotes you a dollar. If the liner’s fine and you don’t need the work, we’ll tell you that and leave.
  3. 3
We price the job honestly. You get the number before a single tool comes off the truck. If we need Famco OEM parts for a warranty-sensitive repair, we’ll tell you what that costs. If a quality aftermarket stainless liner does the job better for less, we’ll tell you that too.
  4. 4
We do the work properly. Liner replacement means pulling the old one, cleaning the flue walls, and installing the new liner with the right insulation and top plate. A rebuild means we disassemble only what’s failing and re-lay it with mortar rated for the application, protecting the interior and roof throughout.
  5. 5
We test before we leave. Draft check, smoke test, and a camera pass on the finished liner. If something doesn’t perform, we don’t call it done.
  6. 6
You get the 90-Day Done Right Promise in writing. If the work isn’t right, one call brings Wendell and the crew back at no charge. No fine print, no phone tree.

What Famco Chimney Liner & Rebuild Costs in Sterling

  • Famco liner replacement (standard straight flue): $1,800 to $3,200, depending on liner diameter, height, and whether insulation is required.
  • Famco liner replacement with a kinked or collapsed old liner: $2,400 to $4,000, since removal takes longer and the flue often needs prep before the new liner goes in.
  • Partial rebuild (top 10 to 15 courses, crown, and flashing): $2,800 to $5,000, dependent on access and whether we’re reusing sound brick.
  • Full chimney rebuild from roof line up: $4,500 to $8,000 for most Sterling homes; taller chimneys or steep roof pitches push the high end.
  • Chase top and flashing replacement on a Famco prefab: $900 to $2,200, plus liner work if the water already got to it.

Two things move the price more than anything else: what we find once the old liner’s out, and how much of the existing masonry can be saved. We won’t know either until we look. Call (571) 518-5470 for a free estimate, and we’ll give you the number before we start, not after.
